Real Talk – Taking Care of an Inherited House in Today’s Market

a recently inherited house with a few issues

Welcome to the first in a new series! I admit, sometimes the content on these sites can be a little… generic.  The goal here is just to give you some real insight from someone who deals with the situation and maybe help come up with some options you haven’t considered.  That said, lets get in to dealing with that whole thing that just fell in to your lap to deal with!

Do YOU First.

Seriously, you have a lot going on, make sure you are in a good place to deal with the situation.  Hopefully your relatives, heirs, etc are all playing nice but if not just know that this too shall pass.  Of course, one of the most critical things to do is to preserve the memories you have of the property. It’s essential to recognize that your emotions are valid and to take the time to process them so can gather some furniture and photographs that hold sentimental value and store them safely.

**** Please know that you really don’t need to empty the house out.  Obviously handle what you want but any decent home buyer can do this for you after the sale.  Heck, it’s kind of the point!

Figure Out A Path Forward

As quickly as possible you want to figure out what to do with the house.  Keep, sell or other.  Honestly, that’s a “you” decision and could be an entire post but all I will say is be realistic about your abilities, goals, means, etc.  If the house is out of town, in bad shape or has other difficulties you should really consider letting it go.  Of course, that is easiest if there aren’t strong emotional attachments.  Just remember, the taxes don’t stop accruing and the condition of the property only gets worse the longer it sits.  Of course, if you can swing it, a new rental property can be a powerful thing, just make sure you want to be a landlord or you can end up in a frustrating situation

I Wanna Sell!

I mean, it would be insincere if I said that’s not what I want but the reality is it’s really the best option for most of the people I talk to.  There is something about inheriting a property and adding that extra weight to life that makes people unhappy.

You have probably heard that you have to go through probate but did you know that the majority of houses an actually be sold before completing the court process.  Furthermore, if someone passes without a will (intestate), we can usually get the process done with a single form at the County Clerk.  Done & Done!

How Can We Help?

Dealing with the sale of an inherited property can be overwhelming, especially if you’re not prepared. It can be a challenging task to prepare a house for sale, especially if you’re emotionally attached to it. Fortunately, there are ways to simplify the process, and selling to a cash buyer is one of them.

We often purchase inherited houses with cash or other quick means that best suit the situation and can help you avoid doing too much work.

One significant advantage of selling to a cash buyer is the speed of the transaction. With cash buyers, you can often close the deal within a week or two, while a traditional sale may take months. You won’t have to worry about doing extensive repairs or deep cleaning the property because cash buyers often purchase properties as-is. They’ll take care of any necessary repairs and clean up the property themselves, saving you time and money.

Another advantage of selling to a cash buyer is that you’ll avoid the hassle of dealing with real estate agents. Selling a property through a real estate agent involves commissions, fees, and paperwork, which can be time-consuming and frustrating. With cash buyers, you can skip all that and work directly with the buyer.

If you’re considering selling your inherited house to a cash buyer, you should do your research and find a reputable buyer. Look for companies with a good track record and read reviews from previous customers. People often use us to sell my house fast Copperas Cove so please reach out to ensure that you fully understand the terms of the sale before signing any documents. I would be happy to help!
